Shai Halbe has a broad-based real estate transactional practice that encompasses finance, acquisitions, dispositions, development projects and joint ventures. 
Shai regularly represents lenders and borrowers in complex, commercial loans secured by all classes of property, from office complexes to medical facilities to hotels and other mixed-use properties.  Shai has particular expertise with senior living properties, having served as General Counsel of the healthcare real estate group at CapitalSource Bank, formerly one of the largest business banks in California and now a part of Pacific Western Bank.  While at CapitalSource Bank, Shai handled all legal matters pertaining to the origination of approximately $350 million in loans each year (from single-asset to large, multi-property, syndicated facilities) and the administration of a loan and real estate portfolio in excess of $1 billion.

Shai also routinely represents borrowers in structuring and negotiating commercial real estate loans ranging in size from $10 million to $300 million.  As part of his pro-bono work, Shai recently represented a community credit union serving a faith-based, low-income community in obtaining a low-interest loan from the federal government’s TARP program. 

Shai has done extensive work in the leisure and hospitality industry, having represented some of the world’s leading hotel companies, golf course owners, investment banks, institutional investors, entrepreneurs and family offices.  He negotiates and structures management agreements, equity investments, secured financings (mezzanine and mortgage), acquisitions, dispositions and joint ventures for hotels, resorts and golf courses around the world.  Shai has spoken at hospitality industry conferences across the United States, in Europe and in Mexico. 

Shai was previously a shareholder at Heller Ehrman and Brownstein Hyatt Farber Schreck.
With over 20 years of experience, Shai carefully considers each client issue and situation and provides thoughtful, creative and practical advice.  Consequently, clients entrust Shai to guide them from the initial acquisition of a project through its financing, development, leasing and operation to its ultimate, successful disposition.
